Permitted payments – deposits
Holding deposit (per tenancy):
One week’s rent.
This may be withheld if any relevant person (including any guarantor) withdraws from the tenancy, fails a Right to Rent check, provides materially misleading or false information, or fails to sign the tenancy agreement (and/or any deed of guarantee) within 15 calendar days (or such other deadline as may be agreed in writing).
Security deposit (per tenancy, where annual rent is less than £50,000):
Five weeks’ rent.
This is held to cover damage or defaults on the part of the tenant during the tenancy.
Security deposit (per tenancy, where annual rent is £50,000 or more):
Six weeks’ rent.
This is held to cover damage or defaults on the part of the tenant during the tenancy.
Other permitted payments
Contract variation, novation, amendment or change of occupant (at the tenant’s request):
£50 per agreed variation.
Late rent (default payment):
Interest at 3% per annum above the Bank of England base rate, calculated from the date the rent becomes overdue, where rent remains unpaid for more than 14 days.
Lost keys or other security devices (default payment):
The actual cost of replacing any lost key(s) or security device(s). Where the loss requires locks to be changed, the tenant will be responsible for the reasonable costs of a locksmith, new locks and replacement keys.
Fees for non-Assured Shorthold Tenancies / non-licences
Tenant fee:
£250 per person (inclusive of VAT).
This is a fixed-cost fee which may cover a range of services depending on the circumstances of the tenancy, including (but not limited to) conducting viewings, negotiating the tenancy, verifying references, carrying out Right to Rent checks (where applicable), and preparing contractual documentation.
The fee is charged per individual (not per tenancy) and applies to a maximum of four individuals entering into the tenancy. The fee will not exceed £250 per person unless you request or cause one of the specific additional services or payments set out elsewhere in this document.
